Heartland is a wholly-owned subsidiary of AECI focused on realising the value of AECI’s surplus land holdings across South Africa. Heartland operates from Modderfontein historically the home to AECI operations as well as in KwaZulu-Natal and the Western Cape.

Today, Modderfontein is an area that offers investors development opportunities that are unique. Strategically located, the Heartland property portfolio offers access to residential, commercial and industrial land portfolio and purpose-built rental premises within the hub of greater metropolitan Johannesburg, the heart of South Africa’s economy.

In line with its Johannesburg activities, Heartland’s prime land holdings in KwaZulu-Natal near Umbogintwini and in Somerset West, Western Cape give easy access to highways, airports and metropolitan areas.

Property holdings in the three regions, have allowed for the sale and subsequent development of:-

  • 1 500 000m2  of Commercial and Industrial development, and
  • 400 ha of Residential development

Development to date has seen infrastructure investment in excess of R 400 million and the remaining land holdings will allow for development in excess of 8 million square metres across all sectors. 

The Property Portfolio under Management comprises more than 1.3 million square metres of commercial, office and industrial buildings and includes land leases.  The portfolio mainly comprises of the following sectors over the three geographic regions:-

  • Industrial: 183 000m2
  • Offices:     113 000m2
  • Land:     1 000 000m2

The land lease area excludes land for development and the majority of land leases are long term leases upon which businesses have been built and operate.
